Man does not live only for food, cloth or shelter or for himself.  He has certain social responsibilities to provide for his family and also for himself in old age.  This naturally makes him to save some portion of earnings and invest in lucrative portfolios.  After the basic needs of food, cloth and shelter are fulfilled he strives to improve his standard of living and to enjoy the fruits of hard earned money.

Investment avenues are many.  But the investor should be prudent enough to select a proper area, which is safe and secured with assured reasonable returns. Earlier the bank deposits, stocks, mutual fund insurance policies and bullion were most opted. With increased business, globalization of economy have unfolded many more areas.  The investment has become very complex which has led to the emergent of specialized investment advisers.

Bank deposits, insurance policies, mutual funds have become unattractive because of low returns and failure of many companies. Stock market is unpredictable and volatile. Moreover, these investment avenues are for short-term which need close monitoring.  Further the quantum of investment is generally small.

In recent past real estate has emerged as a safe and high yielding investment opportunity. Investment in real estate is a long-term investment and needs considerable amount.  It is not only financial but also sentimental, emotional investment.

The liberalization initiated by the Government, opened up the hitherto dormant Indian economy and many multinational companies set up their offices in major metros.  The improved pay pockets of vast middle class population offered as many investment route. With a desire to own a roof over their head as early as possible, the migration of rural people to urban centers in search of assured income jobs, further expanded the real estate market.

However, as the demand exceeded supply, many fly by night operators appeared on the stage and indulged speculative and artificial price spiral, which resulted in crash of real estate market in later half of 1990.  But now the market has regained its potential. Only serious vendors and endusers are operating in the market.

The yield in the realty market has to be calculated on the capital invested and annual rental returns less property tax, income tax and annual maintenance charges.  This return varies according to the type of property, residential commercial officespace.  In Bangalore the returns are about 8% for residential, 12% for office space and 15% for commercial space. They are certain determining factors, which play a crucial part in property investment.

Where to invest? In other words the location. There is equal demand for all types of space in metropolitan cities and market trends rates are more transparent on account of competition and frequency of deals.  But smaller towns have potential of increased returns because of dearth of space.  Local politics also plays its role in determining the returns in small towns.

Amount of investment: Investment in real estate needs higher amount and the minimum entry level will be in multiples of lakhs about 15 lakhs for residential and more for office and commercial space.

Time factor:  The sale of property requires long time for finding a suitable purchaser and complying with legal requirements, further the appreciation of capital value of the land is slow but certain and stable unlike in stocks and debentures.

Statutes Local Laws: The realty investment calls for more discretion and involves complicated process like title verification, land use according to local laws, floor area ratio restriction on sale for some period and many more unexpected laws, rules depending upon the political environment.

Tax factor: Uncertain tax rules, rates which vary every year need to be considered. Property tax is an annual commitment which is being increased every year by self-assessment or capital based assessment.  Rental income also attracts income tax to be paid annually, sale of the property attracts capital gains and purchase invites stamp duty and registration charges, property tax & stamp duty varies from state to state.

Type of property: As stated earlier the type of the property is also very important.  It may be residential, commercial or office space. The demand and supply position of each sector needs to be carefully examined.  Residential property calls for smaller investment.  Commercial and office space need higher investment.

Type of returns:

Real estate sector offers two types of returns:

Recurring: This is monthly return in the form of rentals, or the returns on the lease amount invested bank, securities or in business.  The other type is return on sale of the property. The amount to be invested also depends on the mode of returns expected.  Generally leasing of property is attractive only for business people.  Lease amount does not attract interest.  Commercial property and office space yield high returns to the extent of 15%, where as the residential property yield about 8%.

Who will not jump at a deal in which the builder offers residents of old buildings a good amount to get a refurbished flat with additional space? This is what has been happening recently. Not only does the flat seller receive the cash but he gets a monthly rent for his temporary accommodation also. When the new property is prepared he gets a, refurbished, newly built flat in place of his old one.

This is done by builders for the purpose of redeveloping the property and adding extra floors to a certain building. By selling the extra flats they earn revenue.
Depending on whether the resident is requested to move temporarily or permanently the builder will pay the money to the present residents. For a temporary shift the builder will give money for the other accommodation till reconstruction is complete. Builders sometimes also give post-dated cheques. These should be accepted only if the money paid in advance is enough for at least 18 months of the rent. You should calculate if the sum given would be adequate till you come into the refurbished home.

If you are vacating the flat permanently you would get a larger sum of money from the builder depending on how your property has been valuated. You should ensure that the amount is enough for you to buy another flat after subtracting tax payable. You should request a bank guarantee in order to prevent you of being defrauded. The builder deposits this amount with the bank that would be given to a resident if the builder does not finish the project within the time promised. However a builder cannot redevelop a building or a society if 100% of the families residing therein do not agree for it.

Before you ultimately give the keys of your home to any builder you should ensure that your needs for the future are taken care of. You should know the way of entering into a redevelopment contract keeping in mind your needs. In these deals the resident has to decide the terms and conditions. Therefore, the flat owners or a housing society need the services of a professional lawyer and architect to guide them. The lawyer would make sure that present and future legal issues are tackled effectively.

He helps to formulate the documents according to the law. Before you give the project to any builder you should examine his track record. Your architect may be able to help you know if the chosen builder has finished his previous projects within the time promised and has paid the sum as promised in the contract.

An architect will assist you in knowing the worth of the property upon its valuation. This is a significant factor in deciding the amount offered by the builder. In the later reconstruction time the architect would be a watchdog to make sure that sub-standard materials are not used by the builder for construction.

Choosing Bowls

At times, both the container and its contents would largely be elegant and enchanting. Bowls and Vases  display such a trait. They add gracefulness and spread a delicate charm to the interiors, enlivening the whole atmosphere inside the home. If some attractive and exceptionally beautiful centerpieces are available or if one wants to place the favorite flowers, then Vases and Bowls are perfect elements for them. They are available in a variety of materials like glass crystal, terracotta, wood, porcelain, brass, copper, silver, and stone. Some of them do not require any maintenance. But others like silver require care and attention to keep them in original and natural sheen.

Bowls are available in any shape and size, so as to suit the need.  They are small, round, oval and square. As decor elements these crystal, glass, silver or porcelain bowls just by virtue of being themselves are capable of creating an elegant centerpiece, but to enhance the table, things like fruits, coloured stones, aroma candles flowers etc., could be placed in them. For a beautiful arrangement of fruits on the dining table, fruit bowl in glass, crystal or even steel can be used.

At south Indian homes nowadays we find an ethnic and popular arrangement of floating flowers placed in large brass bowls and 'Urulis'.  These are placed on the floor usually at the entrance of a home or the living room.

If the home has low tables around, then choosing shallow bowls will be a better option or even improvising with soup bowls and coffee cups will be attractive.  Nowadays the modern rage is the ceramic bowls which are handcrafted and handmade.  They are also ideal in adding a dash of ethnicity to the home.
